LANDLORD GUIDANCE

How often does a landlord gas certificate need renewing?

A landlord gas safety record is normally required every 12 months. Planning access early helps prevent a missed renewal date.

01

The annual requirement

Relevant gas appliances and flues supplied for tenants must be checked by a suitably qualified Gas Safe registered engineer within the required annual timetable. Keep the current record and the previous expiry date available when booking.

02

Renewal window

In many cases, checks can be completed during the two months before the existing record expires while preserving the original renewal date. Confirm the circumstances and dates when arranging the appointment rather than leaving access until the final day.

03

Prepare the property

Provide a list of gas appliances, tenant contact or access arrangements, meter location and any known faults. Appliances, flues and relevant controls must be safely accessible for inspection.

04

Service and certificate together

A gas safety check and a manufacturer-style boiler service are different tasks. They can often be arranged during the same visit, but the required work and combined price should be confirmed beforehand.

GAS EMERGENCY

Can you smell gas?

Do not use electrical switches or naked flames. Open doors and windows if it is safe to do so, leave the property and call the National Gas Emergency Service.
